US 191 is the highway spine of the upper Green River Valley, carrying a peak-season flow of roughly 4,106 vehicles a day on the approach to Pinedale¹ — a steady 3,000-plus year-round². Pinedale is a primary gateway to the Wind River Range and the Bridger Wilderness: 428,087 acres, more than 2,300 alpine lakes, and over 600 miles of trails³, with Fremont Lake — the second-largest natural lake in Wyoming — seven miles from town⁴.
Wyoming set a record with $5 billion in visitor spending in 2025 and roughly 8.8 million overnight visitors⁵. This is destination country, not a stopover: the Green River Rendezvous and the Museum of the Mountain Man anchor a summer season on ground that hosted six of the sixteen historic Rocky Mountain fur-trade rendezvous⁶, while Fremont Lake, White Pine Ski Area, and hundreds of miles of trail draw self-contained, destination-driven travelers who choose a place for what it offers.
The property sits on real infrastructure. Sublette County holds the Pinedale Anticline — the largest gas field in Wyoming and the sixth-largest in the United States⁷ — with the utilities, services, and maintained highway network that come with an established resource economy. Ralph Wenz Field sits five miles southeast of town on an 8,900-foot asphalt runway, fully resurfaced in 2021 with the jet apron doubled for larger aircraft. It carries Jet A, a full-service FBO open year-round, and two GPS instrument approaches, and roughly a third of its traffic is air taxi and charter⁸. The Town of Pinedale is actively planning its road system through a 2024 Transportation Master Plan⁹.

The North Parcel
What the 53 Acres Can Do
The 53.12 acres north of the town line carry Sublette County Agricultural (A-1) zoning and an agricultural tax classification. They sell together with the in-town parcel as one offering — and for a resort buyer their highest use is the setting around it: open space, recreation ground, and room to expand.
As recreation and open space
A-1 permits outdoor recreation facilities for hunting, fishing, horseback riding, hiking, and winter sports where incidental to the agricultural use. The county also treats the rental of a guest house or cabin as an outright permitted use in A-1 — not a conditional one. Residential density is limited to one single-family dwelling per 35 acres, which is what keeps the ground open.
By conditional use permit
The county's A-1 conditional-use list includes guest ranches and outfitters, bed and breakfast, special events, and golf courses. Glamping-style lodging can fit the guest-ranch category where the operation centers on a lodge used for dining rather than self-contained units with individual kitchens, and includes the barns, corrals, pastures, and horses the county's definition requires.

The parcel adjoins the town limit and the RRDD-zoned acreage. Annexation is the path to resort-density development on the north ground, subject to Town approval.
